The territorial surveys will begin from the week of May 18 and will be carried out by professionals appointed by the associations of architects, engineers, and master builders.
The Municipality of Concordia, through the General Directorate of Revenue and the Secretariat of Public Works, continues to advance in a comprehensive process of updating and organizing the city's real estate registry, in coordination with the Tax Administration of Entre Ríos (ATER).
As a result of the territorial surveys, cross-referencing of cadastral and fiscal information, and aerial imagery, more than 1,000 properties were detected that are listed as vacant lots but have undeclared constructions and improvements, reaching approximately 250,000 square meters incorporated without registration.
The objective of this work is to align the cadastral and tax information with the actual building reality of the city, promoting a fairer, more transparent, and equitable system for all taxpayers.
JOINT WORK WITH PROFESSIONAL ASSOCIATIONS
To carry out the survey and notification tasks in the field, the Municipality works in a coordinated manner with the professional associations of architects, engineers, and master builders.
In this framework, six surveyors were appointed—two for each professional entity—who will be touring different sectors of the city starting the week of May 18 with the goal of collecting technical information and supporting the cadastral update process.
PRIOR NOTIFICATION AND DEADLINE TO REGULARIZE
In a first stage, the detected taxpayers will be notified so they can voluntarily regularize their situation through the submission of the corresponding technical documentation and the Sworn Declaration of improvements.
Only in case of non-compliance, current regulations provide for the possibility of proceeding with ex officio determinations on a presumed basis, as established by the Municipal Tax Code.
A POLICY OF URBAN ORDERING AND PLANNING
From the Municipality, they remarked that this initiative is part of a public policy oriented towards urban ordering, strategic planning, and improving the quality of life of the residents.
Having precise information on existing constructions allows for more efficient projection of water, sewage, and lighting networks, correctly dimensioning public services, and planning works and investments based on the housing reality of the city.
HOW TO REGULARIZE
The residents who receive the notification may approach the Department of Private Works for advice, located on the second floor of the Municipal Palace (Mitre No. 76), contact by phone at (0345) 429-1300 extension 148, via WhatsApp at +54 345 404 0187, or send an email to obrasprivadas@concordia.gob.ar.
A CALL TO CITIZEN COMMITMENT
Finally, the Municipality invited taxpayers to voluntarily regularize their situation, highlighting that declaring the improvements made constitutes a citizen responsibility that contributes to a more orderly, equitable city with better services for all.
